A three-aspect floor with the city as its frame.

Cullinan is the inner-Downtown tower most agents are slow to talk about, because the allocations clear before they reach the portals. The 52nd floor sits above the surrounding podium silhouette: the Burj Khalifa to the north, Dubai Frame to the east, the Fountain to the west, with floor-to-ceiling glass on all three aspects.

The interior is by Studio Sven, a Copenhagen practice the developer has used on three previous launches. An open kitchen with a marble island, three bedrooms set off a private hallway, and a primary suite with its own dressing room and an outdoor terrace looking straight onto the Burj.

Two parking bays in the basement, full concierge from handover, and a residents-only sky lobby on the 32nd floor. The building is owned by a Saudi family office and carries the longest-tenured property manager in the cluster.

Cullinan sits a few minutes' walk from the Dubai Mall and the Fountain, with the Burj a five-minute stroll across the boulevard. Sheikh Zayed Road and the Dubai Metro put the financial district within a quarter of an hour by car.
