Foreigners cannot hold freehold (Hak Milik). Access is via long leaseholds, typically 25–30 years with extension rights; the Right-to-Use (Hak Pakai) title, which requires a residence permit and runs up to 80 years; or an HGB title held through a foreign-owned PT PMA company.
