    Freehold, but inside the lines

    Non-Omanis can own outright freehold (or long-leasehold usufruct) only within state-designated Integrated Tourism Complexes and a handful of approved zones; outside them, foreign ownership stays restricted.

    Since the 31 August 2025 relaunch, real estate worth OMR 250,000 secures a renewable five-year investor visa covering your family, while OMR 500,000 unlocks a ten-year permit.

    A genuinely low-tax base

    There is no annual property tax and no capital-gains tax on resale, and personal income stays untaxed until a 5% rate above OMR 42,000 begins in 2028. Budget for a 3% municipal tax on rent and a 3% registration fee.

    ITC communities typically deliver gross rental yields of 5–8%, with prime Muscat districts reaching 6–9%, at price points well below comparable Gulf capitals.

    Stable, scenic and diversifying

    One of the region's safest and most naturally dramatic countries, Oman is channelling its Vision 2040 strategy into tourism and infrastructure, targeting 11.7 million annual visitors by 2040.
