Non-Omanis can own outright freehold (or long-leasehold usufruct) only within state-designated Integrated Tourism Complexes and a handful of approved zones; outside them, foreign ownership stays restricted.

Since the 31 August 2025 relaunch, real estate worth OMR 250,000 secures a renewable five-year investor visa covering your family, while OMR 500,000 unlocks a ten-year permit.

There is no annual property tax and no capital-gains tax on resale, and personal income stays untaxed until a 5% rate above OMR 42,000 begins in 2028. Budget for a 3% municipal tax on rent and a 3% registration fee.

ITC communities typically deliver gross rental yields of 5–8%, with prime Muscat districts reaching 6–9%, at price points well below comparable Gulf capitals.
