Off-plan, at launch pricing.

Dubai Islands is a new community, so there is no resale track record yet. What matters here is entry pricing, the payment plan, and handover. Registered-transaction yields will follow once the first units trade.

What off-plan buys you here

Payment is construction-linked, so your capital goes in over the build, not all at once. Early buyers price in before completion, then let the wider community mature around them.

The island beachfront

Dubai Islands is a set of five reclaimed islands off the Deira coast, the master plan once known as Deira Islands. It is being built from the seabed up as a beachfront quarter: swimmable public beaches, a marina, the covered halls of Souk Al Marfa, and a run of resorts and low-rise residences facing open water. Old Dubai and the airport sit a short drive back across the bridges.

Because almost everything here is off-plan, buyers are choosing a handover date as much as an address. Prices start around AED 1.6 million for a one-bed, and most homes sell on construction-linked instalments through to completion. Handovers run from 2026 to 2030, so buying today means entering early on the islands' first residential wave.

Frequently asked

Dubai Islands, in plain terms.

Why buy off-plan on Dubai Islands?

Dubai Islands is being built new, so nearly every home is off-plan. Buying now secures a beachfront address on the islands' first wave, at launch pricing, on a staged payment plan rather than in full. You choose the tower, aspect and handover date, and pay in instalments as construction progresses.

What does it cost to buy here?

Entry sits at around AED 1.6 million for a one-bed, with the island median close to AED 2,723 per square foot. Most one and two-bed homes on the desk fall between AED 2 million and AED 4 million, depending on developer, floor and sea aspect.

When do these homes hand over?

Handovers run from 2026 through to 2030. The bulk of the current release completes in 2027 and 2028, so buyers today are typically two to four years from keys, with a few towers already closer to completion.

How do the payment plans work?

Almost every tower sells on a construction-linked plan: a booking deposit, then staged instalments tied to build progress through to handover. Several developers add a portion after handover. Exact terms vary by tower, and the desk can send the current plan for any listing.
