Palm Jumeirah is a man-made island off the Dubai coast: a single trunk lined with mid-rise apartments, running out to sixteen residential fronds of beachfront villas, all wrapped by an eleven-kilometre crescent. Each frond gives its homes private sand and water on both sides. It reads less like a district than a self-contained resort quarter, reached by one causeway, a road tunnel and the Palm Monorail.

The address has carried a premium for two decades. Villas on the fronds trade as trophy homes, into the tens and hundreds of millions, while the trunk and the newer crescent towers are the more attainable way in. Registered gross yields run from about 3.5% on the largest homes to 6.3% on a studio.
