District character

A town built around one park.

Town Square is Nshama master community off Al Qudra Road, a self-contained town of mid-rise apartment buildings and townhouse lanes arranged around a single large central park. It was planned for people priced out of the older districts, families and first-time owners who want space, greenery and a school run measured in minutes rather than motorway junctions. The scale is deliberately human, low towers, wide pavements and shaded avenues.

The park is the point. A skate park, splash fountains, a jogging and cycling loop and open lawns sit at the centre, ringed by a town centre of shops, cafes, a supermarket and a cinema. Almost everything a household needs day to day is inside the community, which is what keeps tenants renewing and yields steady.

DeveloperOne master developer.

Nshama planned and built the whole community, so its streets, parks and buildings follow a single design.

Frequently asked

Town Square, in plain terms.

What can I buy in Town Square, and for how much?

The desk currently runs from around AED 1,038,888 for a one-bed at Rosewell to AED 2,671,888 for a three-bed at Symphony on the Park. Most homes are one and two-bed apartments, with townhouses in the earlier phases. It remains one of the more affordable master communities in Dubai for a new-build with a park at its centre.

What sort of returns does Town Square offer?

Town Square draws long-term family tenants, which keeps occupancy steady and rents predictable. The Numbers section on this page sets out current gross yields from registered DLD leases, broken down by unit size, so you can weigh the entry price against the income before you enquire.

Are these homes ready or off-plan?

Most listings on the desk today are off-plan by Nshama, with handovers between 2026 and 2028 and staged payment plans. Earlier phases of Town Square are already built and lived in, so ready resale stock comes up too. Tell the desk your timeline and we filter accordingly.

How quickly can I get a shortlist?

A senior advisor replies with a written, budget-matched shortlist within four hours of your enquiry, with a note on payment plan, handover and comparable pricing on every line.
