Why we put our name on it.
Marina Tower 7 reads as a single, uninterrupted gesture. It is a glass shaft set perpendicular to the water so that every apartment faces either the open marina or the line of the Palm beyond it. The architects kept the plate narrow on purpose: no apartment is more than two rooms deep, which is what lets the daylight run clean from the facade to the corridor wall.
The vision is restraint at scale. Rather than crowd the podium with retail, the building gives its lower eight storeys to residents: a wrapped band of pool decks, a double-height gym, a spa floor and a quiet co-working library. The result is a building that behaves like a private club the moment you step out of the lift, not a lobby you pass through on the way to one.
Location does the rest. The tower sits on the canal-front promenade, a four-minute walk from the tram and a single stop from Marina Mall, with the JBR beach within reach on foot. For a tenant, that walkability is the whole argument; for an owner, it is what keeps the unit let through the soft months.
We curated it for a plain reason: the single-owner resales on this set-back row trade under the comparable band for the same floor, on a completed, ready-to-move Emaar building with no construction risk. When an owner is moving capital rather than testing the market, the entry is the opportunity, and we hold the comparable evidence to prove the discount.
